Rick Lifferth started appraising while attending graduate school in 1973. He quickly
recognized the need for organized, accurate data sources that are efficient and
easy for appraisers to use. In 1980 he founded Market Data Service, LLC (MDS) to fill this need.
The mission statement of Market Data Service, LLC is “to create a data system designed to help
appraisers be competitive, efficient, accurate, and successful.”
The data management tools provided by MDS have been helping appraisers for over 30 years.
Our primary purpose is to focus around the quality, verification,
and completeness of data records on every property.
It is our objective to electronically manage that data through our
flagship product DataMaster. DataMaster was designed around the
specifications of our mission statement:
Competitive :: A competitive edge can be gained many ways through the use of DataMaster. One such advantage is appraisers time spent on an appraisal can be reduced by 30 minutes.
Efficient :: With little user input necessary, DataMaster populates the Subject, Comparable Sales, Rentals, and Listings Grids of your appraisal report in minutes.
Accurate :: By electronically verifying MLS data against Public Records, DataMaster helps ensure that the information used in your appraisal is as accurate as possible. This verification obtained by using DataMaster is unmatched in the industry.
Successful :: Combining the beneficial elements of DataMaster can lead to a successful appraisal and in turn a successful business.
During the last 10 years, DataMaster has undergone constant changes and refinements
based on the suggestions of our many users. Integration with the major appraisal
software vendors was one of the major goals of Market Data Service. Since this has
been achieved, it is our goal now to expand into new market areas and continue updating
our product to add more value for our customers.
Rather than creating our own data sources, we chose to partner with
organizations that had these systems in place. The advantage to these
third party agreements is that they already handle their own data.
All that was needed was a way to link these parties together.
Multiple Listing Services (MLS) :: DataMaster integrates with many major MLS’s across the nation. The information gained from these providers is quite helpful in populating fields for the appraisal process.
Public Record Data Providers :: Another important service that was needed was data verification. Public Records information can be used to verify property information gained from the MLS providers. This verification is growing ever more important as requirements have increased for appraisers. DataMaster has enlisted the help of many public record data providers in the areas that it serves.
Appraisal Software Vendors :: The sole purpose of verifying and gathering data is to populate this information into an appraisal report. This was accomplished by working with the major appraisal software vendors. DataMaster currently supports integration with all major appraisal software vendors.
